Our rates (prices):

Please contact us to confirm the rates available for your stay.  However as a guide, our summer 2010 rates were between £65 to £70 per night for a double room during the summer.  Single occupancy rates were around £45 per night.  Off peak rates are also available. 

We accept the following forms of payment:

• Cash (GBP Sterling)
• Travellers cheques
• Cheques drawn on a UK bank ONLY IF CLEARED IN ADVANCE.
• VISA & Mastercard (subject to our terms & conditions)

Conditions

Rates
Rates listed are per person per night for bed and breakfast. A single occupancy supplement is charged. All rates are inclusive of service and we do not charge VAT.

Payment
When booking on-line you will be required to pay a deposit to secure your booking. This deposit is non-refundable. You will incur charges if you fail to cancel your booking within the cancellation period (see below). Payment for your stay, including extras, will be required in full upon departure either by cash, debit card or credit card. We do not accept cheques until we have ten clearing banking days to clear the cheque prior to your arrival. We charge a credit card surcharge of £5 for one night stays. We may charge a 4% surcharge for any credit card transaction.

Cancellations
Cancellations must be made by telephone to 01736 850 649 (or via the contact page on our website). A reservation is not cancelled until we acknowledge receipt of your instruction. Our cancellation policy is: the first night of your parties stay: non-refundable. For subsequent nights we will refund 33% of the agreed rate. Unless we can re-let the room(s) , in which case you will only be liable for the difference between the agreed price and the re-let price.

Check-In
Bedrooms are available from 4pm on the day of arrival and must be vacated by 11am on the day of departure.

Non-smoking
Guests are not permitted to smoke anywhere inside of our property.

NOTE: 
Guests have brought it to our attention that several websites advertise different prices for our accomodation.  It would appear that some websites have kindly listed us, but then failed to update the information.  Practically, we can not compell others to keep their websites upto date.  Please note, unless you have a confirmation from us, you do not have a confirmed price.  We are very happy to confirm the price of your stay at any time, including when you check-in.  Also to comply with industry practise, we always advertise the maximum price per room both in reception and in your room.
